Investing in real estate abroad is becoming increasingly popular, and Vestabalt has observed that the most in-demand destinations currently include properties in Dubai, Cyprus, and Spain. We encourage special attention to Portugal – a country where the real estate market is currently experiencing rapid growth.

The real estate market in Portugal is currently experiencing active growth – both property prices and transaction volumes continue to rise, especially in the most attractive regions. Investors and buyers are increasingly focusing on quality, energy efficiency, and a harmonious living environment – values that are deeply rooted in Portugal. At the same time, government-led initiatives are promoting the development of affordable and modern housing, making Portugal an even more appealing destination for long-term living and investment.

Silves Hills – Unique and Sustainable Living in Portugal

Developed by Invego, Silves Hills is a 65-hectare eco-conscious oasis in Portugal, where 154 modern villas will be thoughtfully integrated into the natural landscape.

But this is more than just a place to live—it’s a daily invitation to breathe, explore, and dream. Here, every sunrise paints a new canvas; every walk reconnects you to nature. Silves Hills is a place to feel Portugal—sensually, soulfully, and sustainably.

Imagine waking up to the golden glow of dawn streaming through floor-to-ceiling windows, your living space opening up to sunlit hillsides and fragrant orchards. This is living in harmony with the land.

The project is located less than 2 km from the center of Silves—a historic gem with a red-sandstone castle, tranquil riverside cafés, and winding cobbled streets. They have barbecues on every corner. The streets of Portugal are filled with the smell of grilled food, like sardines and chicken. It’s a town full of authentic charm, untouched by mass tourism, where fresh bakery aromas and friendly local chatter fill the air. Silves is not just historic—it is deeply, genuinely Portuguese, which is a rarity in the Algarve region.

While coastal resorts are common, Silves Hills offers something far more exceptional: serenity in nature. Set approximately 20 minutes inland, the project is nestled in a scenic, hilly landscape, offering peace, privacy, and connection to the land—yet still just a short drive from the vibrant coastline and world-famous beaches of the Algarve.

Silves Hills is where nature, culture, and well-being converge—a place to slow down, feel deeply, and truly live. There are over 40 golf courses nearby (with the nearest just 8 minutes away), the famous Algarve beaches are only 15 minutes away, and Faro International Airport can be reached in 40 minutes.

Direct flights from Riga to Faro make this destination especially convenient and accessible for residents of Latvia.

Development will take place in several phases, continuing until 2030. The 24 villas have been booked–sign of strong interest.

Reservation fee: from €10,000 (refundable within 30 days).

Project development timeline:

  • Start of construction of Phase 1 (50 villas): 2026
  • First 50 houses will be delivered end 2027.

Luxurious Surroundings – a coastal and hillside setting with panoramic views, lush with olive trees and citrus groves.
The mild, warm climate year-round makes this location ideal for both seasonal getaways and permanent living.

The project offers a variety of villas – from studio-style layouts to 2- and 3-bedroom properties, ranging in size from 80 m² to 190 m².
Prices range from €649,000.  Each villa includes a spacious terrace, a heated private pool (3 meters long), and 24/7 security.

After the start of construction, Silves Hills combines a sense of community with personal space. The welcoming clubhouse offers a concierge service, gym, sauna, shop, tennis and padel courts and even work space – all surrounded by vineyard views and soothing garden paths. These amenities will ensure a high quality of life and ample leisure opportunities.

The Silves Hills project offers high-quality, sustainable homes that combine durable reinforced concrete structures with elegant facades made of thermally treated wood.

Triple-glazed aluminum windows ensure excellent thermal efficiency and sound insulation, while green roofs enhance both the modern aesthetic and ecological value of the buildings.

Interiors feature natural parquet flooring, plastered and painted masonry walls with gypsum ceilings, and stylish ceramic tiles in wet areas.
Each property includes a fully equipped kitchen and built-in wardrobes, along with the option to choose between two exclusive furniture packages — combining comfort with sophistication.

All villas will be equipped with modern heating and cooling systems, as well as optic internet. These features ensure year-round comfort and the possibility of working remotely in complete convenience.

“We create spaces that have a positive impact on both the human body and mind. The pace of modern life distances us from our natural rhythm, which is why our architecture is adapted to the human being – not the other way around.”
— Paulo Merlini

Merlini has received multiple awards for his innovative, human-centered architecture, including the Luxury Lifestyle Award for Best Luxury Residential Architecture in Portugal.
His work has also been exhibited at the Venice Architecture Biennale.
André Santos Silva is one of the lead architects at Paulo Merlini Architects, contributing to major international projects.
